Operational Improvements When LK Asset Advisors took over the management responsibilities of Harbor Heights the physical facility wasn’t the only problem. A lack of procedures, poor operational management, and no attention to best practices made the center inefficient and unproductive. Furthermore, the state of the industry was changing. This gave LK the opportunity to completely re-tool the way the center operated. A highly skilled management team was hired, and an aggressive marketing campaign was implemented. Sales leadership began looking to cultural markets to build the tenant base and found a rich market in the Korean community. Previously underutilized space was converted to value-add amenities which would ultimately help to drive robust occupancy growth. Potential residents were attracted to new building attributes such as a state-of-the-art Exercise Room, Beauty Salon, and Theater. More than 800 trees and shrubs brought the outdoor courtyard back to life. Entertainment spaces, and practical conveniences such as a resident storage facility and on-site dentist rounded out the facility’s first-rate amenity offerings. Concierge and dining services became hospitality driven, and the entire environment adopted a more resort-like look and feel. The management team created a two-phase memory care program that was driven by a flexible, “needs based” determination of the resident’s abilities.
